The 2014 3rd quarter year-to-date (January 1 – September 30) home sales data have been posted in the charts above. The home sales statistics compare real estate housing sold in Leelanau County from January 1, 2014 through September 30, 2014 to the same time period in 2013, 2012, 2011, and 2010. This includes the townships of Bingham, Centerville, Cleveland, Elmwood, Empire, Glen Arbor, Kasson, Leelanau, Leland, Solon, Suttons Bay, and the City of Traverse City within the southeast corner of Leelanau County.

2014 Leelanau County Home Sales Volume has decreased -0.7% over 2013's record setting figures and total units/houses sold are down -3.9% over last year's pace due in large part to record low housing inventory, especially in the lower price ranges <$200,000. Average sales price has increased +3.3% and Median Sales price has increased +6.2% over last year.

Glen Arbor Township Septic & Well Ordinance

Glen Arbor Township Septic & Well Ordinance

Effective June 17, 2014, Glen Arbor Township has enacted a new Well and Septic Point of Sale Ordinance requiring an inspection of wells and septic systems at the point of sale. They are the 2nd township in Leelanau County to enact an ordinance following Empire Township in Leelanau County & Long Lake Township in Grand Traverse County. Nearly all of the real estate transactions that Oltersdorf Realty LLC is involved with in Leelanau County already have an inspector perform a well & septic inspection but this now makes it mandatory.

The 2012 YTD 2nd Quarter (January 1 – June 30) home sales data have been posted in the graphs above. The home sales statistics compare real estate housing sold in Leelanau County from January 1, 2012 through June 30, 2012 to the same time period in 2011 and 2010. This includes the townships of Bingham, Centerville, Cleveland, Elmwood, Empire, Glen Arbor, Kasson, Leelanau, Leland, Solon, Suttons Bay, and the City of Traverse City within the southeast corner of Leelanau County.

As you will notice in the housing sales data posted above, 2012 residential real estate sold in Leelanau County has increased significantly compared to 2011 in terms of Average Selling Price (+ 0.28 %) and Median Sale Price (+14.15 %). We also saw a $8.401 Million Dollar increases in total Residential Sales Volume (+ 28.04 %). 31 more Residential Units Sold in Leelanau County so far this year (+ 27.67 %). compared to this point in 2011.

The outlook for the rest of 2012 looks very promising after reviewing these statistics and combining them with my blog post from May 1st, 2012 showing a decrease in Single Family home supply throughout the region.
